What is Lark Austin?

It’s a top-quality Austin community designed especially with University of Texas students in mind. Lark features a variety of spacious, furnished apartments plus a full set of community features such as a pool, fitness center, attached parking garage and more. All just minutes from campus, with great views too.

Is Lark part of the University of Texas?

No. Lark Austin is a privately owned and professionally managed community. Click here for more information about the management and ownership.

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Lark Austin has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom. What is included in the rent?

Each resident at Lark Austin pays a flat rate that includes:

  • Furnishings
  • High-speed Internet
  • Electricity, water/sewer and trash disposal
  • Washer and dryer in each apartment
  • On-site courtesy officer
  • Community features – pool, fitness center, study lounge, etc.

What size are the apartments at Lark?

The spacious accommodations at Lark Austin range from studios to 4-bedroom apartments, with spaces for one through five residents. Private bedrooms and bathrooms are available.

Are the apartments furnished?

Yes, all apartments at Lark Austin have a furniture package that includes a bed, stackable dresser, desk and rolling chair for each resident, and a sofa, coffee table, entertainment stand, and flat-panel television in each living room. Kitchens in 2, 3, and 4-bedroom apartments are furnished with barstools at a bar, permanent island, or moveable island. Bed sizes are full XL in private bedrooms and twin XL in shared bedrooms. When do the contracts start and end?

The standard term is August 15, 2024 to July 24, 2025, with payments made in 12 equal installments. Click here to see a sample Housing Agreement.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to do one of two things: provide a qualifying guarantor (often a parent), or pre-pay the final 2 installments.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Lark Austin also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Lark?

Your living costs at Lark Austin can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Lark. Normal payment deadlines will continue to apply.

What is S.M.A.R.T. Housing?

S.M.A.R.T. Housing is an affordable housing initiative of the City of Austin under which a residential development provides certain dwelling units that meet affordability and accessibility guidelines. Click here to learn more about the SMART Housing program and potential eligibility.

Is Lark open to non-students?

Nearly all the residents at Lark Austin are students at University of Texas and the per-person contracts are also designed with students in mind. Residents/families with children are welcome. There is no extra cost for minor children in the care of adult residents, other than regular charges for each bedroom space selected by the resident. A minor occupying a bedroom space rented by a parent, guardian or person with legal custody is not considered a breach of the Housing Agreement or a violation of the rules. Lark is an Equal Opportunity housing provider and welcomes applications from non-students. In order to match student roommates in shared apartments, we will request roommate consent for any non-student occupants.

What kind of safety and security are provided?

Lark Austin has a fire safety system with sprinklers, along with electronic locks plus individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Lark Austin is pet-friendly in select apartments, with limits on number and breeds. The community is smoke-free. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Lark?

Lark Austin offers optional attached garage parking spaces for an additional charge.

What other transportation options will I have?

Lark Austin is just two blocks west of the UT campus. Public transportation options are within walking distance as well.

Can I see a model apartment?

Although we do not currently have a model apartment, we offer a virtual tour that can be viewed here. You can also request an appointment for a personal tour, or just stop by to see us and we’ll be happy to show you the community.
